Montgomery-area home sales up 10% year-over-year in September

According to the Montgomery Area Association of REALTORS, September home sales in the area increased 10.0% year-over-year from 375 to 412 closed transactions. Following seasonal trends, sales increased 4.0% from August. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Homes listed for sale decreased 0.9% from August and increased 8.3% year-over-year from 1,404 to 1,521 listings. Months of supply remained the same at 3.7 months September 2024 and 3.7 months in September 2025, reflecting a market where sellers generally have elevated bargaining power. 

Pricing: The median sales price in September was $255,000, an increase of 1.2% from one year ago and a decrease of 4.2% from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in September averaged 71 days on the market (DOM), 5 days faster than September 2024. 

Forecast: September sales were 5 units, or 1.1%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 417 sales for the month, while actual sales were 412 units. ACRE forecasted 3,775 sales in the area year-to-date, while actual sales were 3,535 units, a difference of 6.3%. 

New Construction: The 71 new homes sold represent 17.2% of all residential sales in the area in September. Total sales increased 7.6% year-over-year. The median sales price in September was $351,400, a decrease of 4.1% from one year ago and an increase of 3.7% from August.
