Baldwin County home sales up 19% year-over-year in November

According to the Baldwin Realtors, November residential sales increased 18.5% year-over-year from 449 to 532 closed transactions. Following seasonal trends, sales decreased 6.2% from October. Sales are up 14.7% year-to-date. Two more resources to view: Quarterly Report and Annual Report.

InventoryNovember listings (3,335) decreased 5.0% from October and increased 2.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 6.3 months, up from 6.2 months in October but down from 7.3 months in November 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The Baldwin County median sales price in November was $352,825, an increase of 4.1% from one year ago and a decrease of 4.4% from October. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in November averaged 98 days on the market (DOM), 27 days faster than November 2024. 

Forecast: November sales were 44 units, or 9.1%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 488 sales for the month, while actual sales were 532 units.  

New Construction: The 110 new homes sold represent 21.0% of all residential sales in November. Total sales increased 15.8% year-over-year. The median sales price for new home sales was $350,174, an increase of 3.4% from one year ago and an increase of 0.0% from October.
