According to the Lee County Association of Realtors, November residential sales in the Auburn-Opelika area decreased 11.7% year-over-year from 162 to 143 closed transactions. Sales decreased 24.3% from October. Two more resources to review: Quarterly Report and Annual Report.

Inventory: November Listings (638) decreased 0.9% from October and increased 2.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.5 months, down from 3.4 months in October, and up from 3.9 months in November 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in November was $390,000, an increase of 2.9% from one year ago and a decrease of 2.5% from October. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in November averaged 63 days on the market (DOM), 5 days slower than November 2024.
Forecast: November sales were 36 units, or 20.2% below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 179 sales for the month, while actual sales were 143 units. ACRE projected 2314 sales year-to-date, while actual sales were 2199, a difference of 5.0%.
New Construction: The 61 new homes sold represent 42.7% of all residential sales in the area in November. Total sales decreased 21.8% year-over-year and decreased 16.4% from October. The median sales price in November was $415,790, an increase of 0.2% from October and an increase of 5.3% from one year ago.
