According to the Morgan County Association of Realtors, November residential sales in the Decatur area (Morgan and Lawrence Counties) increased 19.0% year-over-year (Y/Y) from 105 to 125 closed transactions. Inventory: Total homes listed for sale in November decreased .2% year-over-year from 490 to 489 listings. Months of supply fell from 4.7 months in November 2024 to 3.9 months in November 2025, reflecting a market where sellers generally have elevated bargaining power. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply.
Pricing: The area’s median sales price in November was $245,594, a decrease of 5.5% from one year ago and a decrease of 5.0% from October. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in November averaged 63 days on the market (DOM), 15 days slower than November 2024.
Forecast: November sales were 20 units, or 19.2%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 105 sales for the month, while actual sales were 125 units.
New Construction: The 14 new homes sold represent 11.2% of all residential sales in the Decatur area in November. Total sales increased 7.7% year-over-year. The median sales price in November was $234,900, a decrease of 5.5% from October and a decrease of 20.6% from one year ago.
