Montgomery-area home sales are down 1.8% year-over-year in November

According to the Montgomery Area Association of REALTORS, November home sales in the area decreased 1.8% year-over-year from 332 to 326 closed transactions. Following seasonal trends, sales decreased 11.7% from October. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Homes listed for sale decreased 1.8% from October and increased 6.9% year-over-year from 1,415 to 1,513 listings. Months of supply increased to 4.6 months in November 2025, up from last year’s supply of 4.3 months, reflecting a market where sellers generally have elevated bargaining power. 

Pricing: The median sales price in November was $266,450, an increase of 9.7% from one year ago and an increase of 2.5% from October. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in November averaged 83 days on the market (DOM), 8 days slower than November 2024. 

Forecast: November sales were 38 units, or 10.5%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 364 sales for the month, while actual sales were 326 units. ACRE forecasted 4,554 sales in the area year-to-date, while actual sales were 4,230 units, a difference of 7.11%. 

New Construction: The 65 new homes sold represent 19.9% of all residential sales in the area in November. Total sales increased 8.3% year-over-year. The median sales price in November was $349,900, an increase of 0.9% from one year ago and a decrease of 6.5% from October.
