Inventory: November listings (416) increased 10.1% from October and decreased .2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.5 months, up from 4.4 months in October, and up from 4.7 months in November 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in November was $259,000, a decrease of 8.2% from one year ago and a decrease of 0.9% from October. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in November averaged 51 days on the market (DOM), 14 days faster than in November 2024.
Forecast: November sales were 11 units, or 13.01%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 86 sales for the month, while actual sales were 77 units. ACRE forecasted a total of 973 home sales year-to-date, while there were 1048 actual sales through November, a difference of 7.7%
New Construction: The 10 new homes sold represented 13.3% of all residential sales in the area in November. Total sales decreased 16.7% year-over-year. The median sales price was $292,450, an increase of 5.0% from one year ago and an increase of 11.2% from October.
