Inventory: Total homes listed for sale in December increased 4.2% year-over-year from 383 to 399 listings and decreased 7.4% from November. Months of supply (inventory to sales ratio) decreased from 9.6 months in November to 5.7 months in December. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in December was $251,000, decreasing 3.3% from one year ago and decreasing 5.8% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 53 days on the market (DOM), 23 days faster than December 2024.
Forecast: December sales were 29 units, or 39.4%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 74 sales for the month, while actual sales were 45 units. ACRE projected 907 sales year-to-date, while actual sales were 805, a difference of 11.28%.
