Lake Martin’s waterfront home sales up 26.7% year-over-year in December

According to the Lake Martin Area Association of Realtors, waterfront home sales during December increased 26.7% year-over-year at 19 closed transactions. Sales increased 72.7% from November

Inventory: December listings (141) decreased 9.0% from November and decreased 26.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 7.4 months, decreasing from 14.1 months in November, and up from 12.7 months in December 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The median sales price in December was $1,260,995, an increase of 13.16% from one year ago and a decrease of 16.0% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Lake Martin homes sold in December averaged 99 days on the market (DOM), 92 days slower than December 2024.  

Forecast: December sales were 4 units, or 24.4% above Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 15 sales for the month, while actual sales were 19 units. ACRE forecasted a total of 272 sales in the area year-to-date, while actual sales were 279 units, a difference of 2.5%.
