According to the Greater Alabama MLS, December home sales in the Birmingham area increased 1.5% year-over-year from 1060 to 1102 closed transactions. Inventory: December listings (3,718) decreased 8.17% from November and decreased 24.7% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.4 months, down from 4.2 months in November, and down from 4.7 months in December 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in December was $309,900, decreasing slightly from November and an increase of 6.9% from one year ago. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 47 days on the market, 1 day slower than December 2024.
Forecast: December sales were 74 units, or 7.22%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 1,028 sales for the month, while actual sales were 1,102 units. ACRE forecasts a total of 14,062 home sales in the area year-to-date, while there were 13,771 actual sales through December, a difference of 2.07%.
New Construction: The 167 new homes sold represent 15.2% of all residential sales in the Birmingham area in December. Total sales decreased by 50.5% year-over-year. The median sales price in December was $347,350, a decrease of 0.3% from November and an increase of 5.3% from one year ago.
