Inventory: December listings (19,597) decreased 7.1% from November and decreased 4.4% from one year ago. Based on the current rate of sales, all active inventory on the market would sell in 4.1 months, down from 5.1 in November and down from 4.4 months in December 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The statewide median sales price in December was $263,920, a decrease of 3.3% from November and a 4.0% increase from one year ago. The differing sample size (number of residential sales in comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 79 days on the market, 3 days slower than one year ago.
Forecast: December sales were 176 units, or 3.8%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecast 4,596 sales for the month while actual sales were 4,772 units. ACRE projected a total of 61,336 home sales year-to-date, while there were 59,180 actual sales through December, a difference of 3.5%.
New Construction: The 925 new homes sold represented 19.4% of all residential sales in the state during December. Sales increased 31.4% from November and increased 6.7% from December 2024. The median sales price was $338,112, an increase of 2.2% from November and 5.7% from one year ago.
