According to ValleyMLS.com, December home sales in the Huntsville area decreased 8.8% year-over-year from 622 to 567 closed transactions. Inventory: December listings (2,270) decreased 1.8% from November and decreased by 3.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.0 months, down from 4.8 months in November, and up from 3.8 months in December 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in December was $329,900, an increase of 1.5% from one year ago and a decrease of 1.8% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 58 days on the market (DOM), 1 day faster than December 2024.
Forecast: December sales were 54 units, or 8.65%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 621 sales for the month, while actual sales were 567 units. ACRE forecasted a total of 7668 home sales year-to-date, while there were 7,284 actual sales through November, a difference of 5.01%.
New Construction: The 215 new homes sold represent 37.9% of all residential sales in the area in December. Total sales decreased by 4.9% year-over-year. The median sales price in December was $339,900, an increase of 1.2% from November and an increase of 0.4 from one year ago.
