According to the Calhoun County Board of Realtors, December residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 11.9% year-over-year (Y/Y) from 134 to 150 closed transactions. Inventory: December listings (639) decreased 3.3% from November and increased 10.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.3 months, down from 5.3 months in November, and up from 4.3 months in December 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in December was $201,000, an increase of 1.2% from one year ago and a decrease of 5.4% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 53 days on the market (DOM), 3 days faster than December 2024.
Forecast: December sales were 7 units, or 5.0%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 1,785 home sales year-to-date, while there were 1,697 actual sales through December, a difference of 4.9%
New Construction: The 3 new homes sold represent 2.0% of all residential sales in the area in December. Total sales decreased by 75.0% year-over-year. The median sales price in December was $244,400, an increase of 5.6% from November, and an increase of 6.5% from one year ago.
