Inventory: December listings (403) decreased 3.1 from November and increased 1.0% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.0 months, down from 5.5 months in November, and down from 5.1 months in December 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in December was $269,000, an increase of 13.0% from one year ago and an increase of 4.2% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 70 days on the market (DOM), 13 days slower than in December 2024.
Forecast: December sales were 22 units, or 27.5%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 79sales for the month, while actual sales were 101 units. ACRE forecasted a total of 973 home sales year-to-date, while there were 1048 actual sales through December, a difference of 7.7%
New Construction: The 13 new homes sold represented 12.9% of all residential sales in the area in December. Total sales increased 18.2% year-over-year. The median sales price was $326,425, an increase of 9.9% from one year ago and an increase of 11.6% from November.
