According to the Mobile Area Association of REALTORS, December home sales in the area saw an increase of 7.6 % year-over-year from 315 to 339 closed transactions. Inventory: December listings (1,205) decreased by 10.2% from November and increased 2.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.6 months, down from 4.7 in November, and down slightly from 3.7 months in December 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in December was $247,255, an increase of 11.0% from one year ago and an increase of 3.5% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 60 days on the market (DOM), 9 days slower than December 2024.
Forecast: December sales were 5 units, or 1.5%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 334 sales for the month, while actual sales were 339 units.
New Construction: The 44 new homes sold represent 13.0% of all residential sales in the area in December. Total sales increased by 12.8% year-over-year. The median sales price in December was $410,000, an increase of 22.4% from one year ago and an increase of 27.2% from November.
