Southeast Alabama home sales up 13.3% year-over-year in December

According to the Southeast Alabama Association of Realtors, December residential sales in the Dothan area decreased 13.3% year-over-year from 128 to 145 closed transactions. Sales increased 29.5% from November. Sales are up 1.2% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: December listings (637) decreased 11.5% from November and increased 8.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.4 months, down from 6.4 months in November, and down from 4.6 months in December 2024. The equilibrium points where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The Dothan area’s median sales price in December was $230,000, an increase of 3.8% from one year ago and a decrease of 14.9% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.  

Homes sold in December averaged 103 days on the market (DOM), 1 days slower than December 2024.  

Forecast: December sales (145) were 10 units, or 7.7% above the Alabama Center for Real Estate’s (ACRE) monthly forecast (135). ACRE forecasted a total of 1,799 home sales year-to-date, while there were 1,776 actual sales through December, a difference of 1.3%.
