According to the Morgan County Association of Realtors, December residential sales in the Decatur area (Morgan and Lawrence Counties) increased 6.0% year-over-year (Y/Y) from 116to 123 closed transactions. Inventory: Total homes listed for sale in December decreased 2.3% year-over-year from 478 to 467 listings. Months of supply fell from 4.1 months in December 2024 to 3.8 months in December 2025, reflecting a market where sellers generally have elevated bargaining power. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply.
Pricing: The area’s median sales price in December was $255,000, an increase of 6.3% from one year ago and an increase of 3.8% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 69 days on the market (DOM), 5 days slower than December 2024.
Forecast: December sales were 9 units, or 7.5%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 114 sales for the month, while actual sales were 123 units.
New Construction: The 16 new homes sold represent 13.0% of all residential sales in the Decatur area in December. Total sales increased 6.7% year-over-year. The median sales price in December was $296,695, an increase of 26.3% from November and an increase of 7.3% from one year ago.
