Montgomery-area home sales are down 14.5% year-over-year in December

According to the Montgomery Area Association of REALTORS, December home sales in the area decreased 14.5% year-over-year from 392 to 335 closed transactions. Following seasonal trends, sales increased 2.8% from November. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Homes listed for sale decreased 9.4% from November and increased 3.2% year-over-year from 1,329 to 1,371 listings. Months of supply increased to 4.1 months in December 2025, up from last year’s supply of 3.4 months, reflecting a market where sellers generally have elevated bargaining power. 

Pricing: The median sales price in December was $252,500, an increase of 3.3% from one year ago and a decrease of 5.2% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in December averaged 88 days on the market (DOM), 14 days slower than December 2024. 

Forecast: December sales were 39 units, or 9.8%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 394 sales for the month, while actual sales were 355 units. ACRE forecasted 4,948 sales in the area year-to-date, while actual sales were 4,585units, a difference of 7.33%. 

New Construction: The 61 new homes sold represent 17.2% of all residential sales in the area in December. Total sales decreased 2.6% year-over-year. The median sales price in December was $347,709, a decrease of 2.1% from one year ago and a decrease of 0.6% from November.
