Shoals-area home sales down 6.5% year-over-year in December

According to the Shoals Area Association of Realtors, December residential sales decreased 6.5% year-over-year from 153 to 143 closed transactions. Sales increased 5.9% from November. Sales are up 9.2% year-to-date. Two more resources to review: Quarterly Report and Annual Report

Inventory: December listings (704) decreased by 8.3% from November and increased 5.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.9 months, down from 5.7 months in November and up from 4.3 months in December 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The area’s median sales price in December was $243,000, an increase of 10.5% from one year ago and an increase of 8.5% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in December averaged 121 days on the market (DOM), 73 days slower than December 2024.  

Forecast: December sales were 0units, or 0.0%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 143 sales for the month, while actual sales were 143 units. ACRE forecasted a total of 2,041home sales year-to-date, while there were 2,061 actual sales through December, a difference of 0.9%.
