Inventory: January listings (2,295) increased 1.1% from December and decreased by 1.7 from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.0 months, up from 4.0 months in December, and down from 5.6 months in January 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in January was $337,900, an increase of 2.4% from one year ago and an increase of 2.4% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 68 days on the market (DOM), 13 days slower than January 2025.
Forecast: January sales were 47 units, or 11.4%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 410 sales for the month, while actual sales were 457 units. ACRE forecasted a total of 410 home sales year-to-date, while there were 457 actual sales through December, a difference of 11.4%.
New Construction: The 162 new homes sold represents 35.4% of all residential sales in the area in January. Total sales decreased by 5.8% year-over-year. The median sales price in January was $364,365, an increase of 7.3% from December and an increase of 1.6% from one year ago.
