Inventory: Homes listed for sale increased 3.7% from December and increased 10.8% year-over-year from 1,284 to 1,422 listings. Months of supply increased to 5.3 months in January 2026, up from last year’s supply of 4.9 months, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The median sales price in January was $245,000, a decrease of 2.0% from one year ago and a decrease of 3.0% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 90 days on the market (DOM), 0 days slower than January 2025.
Forecast: January sales were 23 units, or 9.5%, above the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 246 sales for the month, while actual sales were 269 units. ACRE forecasted 246 sales in the area year-to-date, while actual sales were 269 units, a difference of 9.5%.
New Construction: The 42 new homes sold represent 15.6% of all residential sales in the area in January. Total sales decreased 10.6% year-over-year. The median sales price in January was $370,700, an increase of 6.3% from one year ago and an increase of 6.6% from December.
