According to the Calhoun County Board of Realtors, January residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 3.4% year-over-year (Y/Y) from 119 to 123 closed transactions. Inventory: January listings (654) increased 2.4% from December and increased 11.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.3 months, up from 4.3 months in December, and up from 4.9 months in January 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in January was $199,900, an increase of 5.2% from one year ago and a decrease of 0.6% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 59 days on the market (DOM), 13 days slower than January 2025.
Forecast: January sales were 12 units, or 10.3%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 111 home sales year-to-date, while there were 123 actual sales through January, a difference of 10.3%
New Construction: The 19 new homes sold represent 15.4% of all residential sales in the area in January. Total sales decreased by 0.0% year-over-year. The median sales price in January was $217,855, a decrease of 10.9% from December, and a decrease of 3.6% from one year ago.
