According to the Morgan County Association of Realtors, January residential sales in the Decatur area (Morgan and Lawrence Counties) decreased 4.3% year-over-year (Y/Y) from 94 to 90 closed transactions. Inventory: Total homes listed for sale in January decreased 5.0% year-over-year from 498 to 473 listings. Months of supply fell from 5.3 months in January 2025 to 5.1 months in January 2026, reflecting a market where sellers generally have elevated bargaining power. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply.
Pricing: The area’s median sales price in January was $224,330, a decrease of 6.3% from one year ago and a decrease of 12.0% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 69 days on the market (DOM), 21 days slower than January 2025.
Forecast: January sales were 14 units, or 13.6%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 104 sales for the month, while actual sales were 90-units.
New Construction: The 5 new homes sold represent 5.6% of all residential sales in the Decatur area in January. Total sales decreased 61.5% year-over-year. The median sales price in January was $334,900, an increase of 12.9% from December and an increase of 38.5% from one year ago.
