Inventory: Total homes listed for sale in January increased 3.5% year-over-year from 395 to 409 listings and increased 2.5% from December. Months of supply (inventory to sales ratio) increased from 5.7 months in December to 8.9 months in January. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in January was $222,500, decreasing 3.0% from one year ago and decreasing 11.6% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 53 days on the market (DOM), 11 days faster than January 2025.
Forecast: January sales were 9 units, or 16.4%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 55 sales for the month, while actual sales were 46 units. ACRE projected 55 sales year-to-date, while actual sales were 46, a difference of 16.4%.
