Lee County home sales down 14.6% year-over-year in January

According to the Lee County Association of Realtors, January residential sales in the Auburn-Opelika area decreased 14.6% year-over-year from 144 to 123 closed transactions. Sales decreased 42.5% from December. Two more resources to review: Quarterly Report and Annual Report.

Inventory: January Listings (683) increased 11.1% from December and increased 6.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.6 months, up from 2.9 months in December, and up from 4.5 months in January 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in January was $381,200, a decrease of 1.0% from one year ago and an increase of 3.1% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in January averaged 68 days on the market (DOM), 4 days slower than January 2025.  

Forecast: January sales were 39 units, or 23.9% below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 162 sales for the month, while actual sales were 123 units. ACRE projected 162 sales year-to-date, while actual sales were 123, a difference of 23.9%. 

New Construction: The 43 new homes sold represent 35.0% of all residential sales in the area in January. Total sales decreased 23.2% year-over-year and decreased 48.8% from December. The median sales price in January was $475,000, an increase of 20.9% from December and an increase of 12.4% from one year ago.
