East Alabama home sales up 43.8% year-over-year in February

According to the East Alabama Board of Realtors, February residential sales in the Phenix City area increased 43.8% year-over-year from 80 to 115 closed transactions. Following seasonal trends, sales increased by 11.7% from January. Sales are up 60.3% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Total homes listed for sale in February increased 27.16% year-over-year from 405 to 515 active listings. At the current sales pace, all the active inventory on the market would sell in 4.5 months, down from 5.0 months in January, and down from 5.1 months in February 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply. 

Pricing: The area’s median sales price in February was $280,000, an increase of 6.7% from one year ago and an increase of 1.2% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.  

Homes sold in February averaged 62 days on the market, 5 days slower than in February 2025. 

Forecast: February sales matched the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 91 sales for the month, while actual sales were 115 units. ACRE forecasts a total of 174 residential sales in the area year-to-date, while there were 218 actual sales through February, a difference of 25.5%.
