Calhoun County home sales up 10.6% year-over-year in February

According to the Calhoun County Board of Realtors, February residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 10.6% year-over-year (Y/Y) from 123 to 136 closed transactions. Sales increased 10.6% from January and are up now 7.0% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: February listings (650) decreased 0.61% from January and increased 6.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.8 months, down from 5.3 months in January, and down from 4.9 months in February 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in February was $197,250, an increase of 2.7% from one year ago and a decrease of 1.3% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in February averaged 64 days on the market (DOM), 12 days slower than February 2025. 

Forecast: February sales were 20 units, or 17.4%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 227 home sales year-to-date, while there were 259 actual sales through February, a difference of 13.9% 

New Construction: The 24 new homes sold represent 17.6% of all residential sales in the area in February. Total sales decreased by 20.0% year-over-year. The median sales price in February was $215,897, a decrease of 0.9% from January, and an increase of 4.4% from one year ago.
