According to the Northeast Alabama Association of Realtors, February residential sales in the Gadsden area increased 16.3% year-over-year from 60 to 73 closed transactions. Inventory: February listings (247) decreased 5.7% from January and decreased 6.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.4 months, down from 6.1 months in January, and up from 4.4 in February 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The area’s median sales price in February was $250,000, an increase of 42.5% from one year ago and an increase of 16.3% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in February averaged 59 days on the market, 6 days slower than February 2025.
Forecast: February sales were 11 units, or 16.47%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 66 sales for the month, while actual sales were 77 units.
