According to the Southeast Alabama Association of Realtors, February residential sales in the Dothan area increased 25.4% year-over-year from 114 to 143 closed transactions. Inventory: February listings (677) increased 0.0% from January and increased 16.5% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.7 months, down from 5.8 months in January, and down from 5.1 months in February 2025. The equilibrium points where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The Dothan area’s median sales price in February was $245,000, decrease of 0.2% from one year ago and an increase of 0.6% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in February averaged 119 days on the market (DOM), 20 days slower than February 2025.
Forecast: February sales (143) were 21 unit, or 17.1% above the Alabama Center for Real Estate’s (ACRE) monthly forecast (122). ACRE forecasted a total of 240 home sales year-to-date, while there were 260 actual sales through February, a difference of 8.3%.
