Inventory: February listings (438) decreased 2.0% from January and increased 22.0% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.9 months, remaining the same from 4.9 months in January, and down from 5.2 months one year ago. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in February was $247,000, an increase of 8.1% from one year ago, and an increase of 4.0% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in February averaged 82 days on the market (DOM), 8 days slower than in February 2025.
Forecast: February sales were 4 units, or 4.4%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 86 residential sales for the month, and actual sales were 90 units sold.
New Construction: The 21 new homes sold represented 23.3% of all residential sales in the area in February. Total sales increased by 16.7% year-over-year. The median sales price was $298,000, an increase of 7.1% from January and an increase of 4.2% year-over-year.
