Huntsville-area home sales down 8.9% year-over-year in February

According to ValleyMLS.com, February home sales in the Huntsville area decreased 8.9% year-over-year from 528 to 481 closed transactions. Following seasonal trends, sales increased 5.25% from January. Sales are down 1.1% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: February listings (2,299) increased 0.1% from January and decreased by 3.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.8 months, down from 5.0 months in January, but up from 4.5 months in February 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The median sales price in February was $320,000, an increase of 0.6% from one year ago and a decrease of 5.3% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in February averaged 61 days on the market (DOM), 10 days faster than February 2025.  

Forecast: February sales were 8 units, or 1.5%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 489 sales for the month, while actual sales were 481 units. ACRE forecasted a total of 899 home sales year-to-date, while there were 938 actual sales through February, a difference of 4.3%.  

New Construction: The 180 new homes sold represents 37.4% of all residential sales in the area in February. Total sales decreased by 7.2% year-over-year. The median sales price in February was $341,400, a decrease of 6.4% from January and an increase of 0.6% from one year ago.
