Inventory: Total homes listed for sale in February increased 5.8% year-over-year from 414 to 438 listings and increased 7.1% from February. Months of supply (inventory to sales ratio) decreased from 8.9 months in January to 8.4 months in February. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in February was $238,950, decreasing 0.9% from one year ago and increasing 7.4% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in February averaged 117 days on the market (DOM), 65 days slower than February 2025.
Forecast: February sales were 10 units, or 16.1%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 62 sales for the month, while actual sales were 52 units. ACRE projected 117 sales year-to-date, while actual sales were 98, a difference of 16.2%.
