According to the Calhoun County Board of Realtors, March residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 10.71% year-over-year (Y/Y) from 123 to 155 closed transactions. Inventory: March listings (673) increased 3.54% from February and increased 9.08% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.3 months, down from 4.8 months in February, and down from 4.4 months in March 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in March was $204,000, an increase of 2.04% from one year ago and an increase of 3.42% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in March averaged 58 days on the market (DOM), 7 days faster than March 2025.
Forecast: March sales were less than 1 unit, or 0.32%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 382 home sales year-to-date, while there were 414 actual sales through March, a difference of 8.41%
New Construction: The 10 new homes sold represent 6.5% of all residential sales in the area in March. Total sales increased by 42.9% year-over-year. The median sales price in March was $219,444, an increase of 1.6% from February, and a decrease of 8.5% from one year ago.
