According to the Greater Alabama MLS, March home sales in the Birmingham area increased 9.8% year-over-year from 1,140 to 1,252 closed transactions. Inventory: March listings (3,966) increased 4.3% from February and increased 10.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.2 months, down from 3.9 months in February, and up from 3.1 months in March 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in March was $324,500, increasing slightly from February and an increase of 5.7% from one year ago. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in March averaged 46 days on the market, 4 days faster than March 2025.
Forecast: March sales were 26 units, or 2.0%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 1278 sales for the month, while actual sales were 1252 units. ACRE forecasts a total of 3,024 home sales in the area year-to-date, while there were 3,006 actual sales through March, a difference of 0.60%.
New Construction: The 151 new homes sold represents 12.1% of all residential sales in the Birmingham area in March. Total sales increased by 98.7 year-over-year. The median sales price in March was $348,454, an increase of 2.5% from February and an increase of 6.4% from one year ago.
