Athens-area home sales increased year-over-year in March

According to the Athens-Limestone Association of Realtors, March residential sales in the area increased 16.0% year-over-year (Y/Y) from 187 to 217 closed transactions. Sales increased 17.3% from February. Sales are up 8.8% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: March listings (998) increased 8.24% from February and decreased 4.94% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.6 months, down from 5 in February and down from 5.1 in March 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-5 months of supply. 

Pricing: The area’s median sales price in March was $342,500, a increase of 10.5% from one year ago and an increase of 7.0% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in March averaged 63 days on the market (DOM), 0 days slower than March 2025.  

Forecast: March sales were 15 units, or 7.3%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast ACRE projected  sales, and actual sales were 217 units. ACRE forecast a total of 522 sales in the area year-to-date, while there were 532 actual sales through March, a difference of 1.9%.   

New Construction: The 111 new homes sold represents 51.2% of all residential sales in the area in March. Total sales increased by 15.6% year-over-year. The median sales price in March was $323,437, an increase of 0.2% from February and an increase of 2.7% from one year ago.
