Inventory: Homes listed for sale increased 0.1% from February and increased 8.2% year-over-year from 1,367to 1,479 listings. Months of supply increased to 4.2 months in March 2026, up from last year’s supply of 3.4 months, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The median sales price in March was $268,500, an increase of 7.4% from one year ago and an increase of 3.3% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in March averaged 82 days on the market (DOM), 6 days faster than March 2025.
Forecast: March sales were 46 units, or 11.6%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 399 sales for the month, while actual sales were 353 units. ACRE forecasted 940 sales in the area year-to-date, while actual sales were 907 units, a difference of 3.5%.
New Construction: The 63 new homes sold represent 17.8% of all residential sales in the area in March. Total sales increased 8.6% year-over-year. The median sales price in March was $349,900, an increase of 1.4% from one year ago and an increase of 0.3% from February.
