Lee County home sales down 4.6% year-over-year in March

According to the Lee County Association of Realtors, March residential sales in the Auburn-Opelika area decreased 4.6% year-over-year from 198 to 189 closed transactions. Sales increased by 22.7% from February. Two more resources to review: Quarterly Report and Annual Report.

Inventory: March Listings (800) increased 10.2% from February and increased 15.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.2 months, down from 4.7 months in February, and up from 3.5 months in March 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in March was $376,000, an increase of 1.25% from one year ago and a 0.0% change from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in March averaged 57 days on the market (DOM), 9 days faster than March 2025.  

Forecast: March sales were 37 units, or 16.5% below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 226 sales for the month, while actual sales were 189 units. ACRE projected 577 sales year-to-date, while actual sales were 466, a difference of 19.3%. 

New Construction: The 44 new homes sold represent 23.3% of all residential sales in the area in March. Total sales decreased 48.8% year-over-year and had a 0.0% change from February. The median sales price in March was $400,004, a 6.9% decrease from February and an increase of 2.6% from one year ago.
