Shoals-area home sales up year-over-year in March

According to the Shoals Area Association of Realtors, March residential sales increased  16.6% year-over-year from 157to 183closed transactions. Sales increased 32.6% from February. Sales are up 9.2% year-to-date. Two more resources to review: Quarterly Report and Annual Report

Inventory: March listings (781) increased by 6.4% from February and increased 24.4% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.3 months, down from 5.3 months in February and up from 4.0 months in March 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The area’s median sales price in March was $252,500, an increase of 7.5% from one year ago and a decrease of 1.9% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in March averaged 66days on the market (DOM), 7days slower than March 2025.  

Forecast: March sales were 5 units, or 2.6%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 188 sales for the month, while actual sales were 183 units. ACRE forecasted a total of 462 home sales year-to-date, while there were 440 actual sales through March, a difference of 4.7%.
