According to the East Alabama Board of Realtors, March residential sales in the Phenix City area increased 21.2% year-over-year from 113 to 137 closed transactions. Inventory: Total homes listed for sale in March increased 40.2% year-over-year from 391 to 548 active listings. At the current sales pace, all the active inventory on the market would sell in 4.0 months, down from 4.5 months in February, and up from 3.5 months in March 2025. The equilibrium points where buyers and sellers have roughly equal bargaining power is six months of supply.
Pricing: The area’s median sales price in March was $290,000, an increase of 5.5% from one year ago and an increase of 3.6% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in March averaged 59 days on the market, 13 days slower than in March 2025.
Forecast: March sales were 1 unit below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 72 sales for the month, while actual sales were 71 units. ACRE forecasts a total of 189 residential sales in the area year-to-date, while there were 169 actual sales through March, a difference of 10.7%.
