Huntsville-area home sales up 6.3% year-over-year in March

According to ValleyMLS.com, March home sales in the Huntsville area increased 6.3% year-over-year from 608 to 646 closed transactions. Following seasonal trends, sales increased 34.3% from February. Sales are up 1.8% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: March listings (2,394) increased 4.1% from February and decreased by 5.4% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.7 months, down from 4.8 months in February, and down 4.2 months in March 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The median sales price in March was $338,750, an increase of 4.6% from one year ago and an increase of 5.9% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in March averaged 62 days on the market (DOM), 4 days slower than March 2025.  

Forecast: March sales were 52 units, or 8.7%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 594 sales for the month, while actual sales were 646 units. ACRE forecasted a total of 1,493 home sales year-to-date, while there were 1,584 actual sales through March, a difference of 6.1%.  

New Construction: The 277 new homes sold represents 35.1% of all residential sales in the area in March. Total sales increased by 5.6% year-over-year. The median sales price in March was $338,425, a decrease of 0.9% from February and an increase of 1.1% from one year ago.
