Baldwin County home sales up 11.7% year-over-year in April

According to the Baldwin Realtors, April residential sales increased 11.7% year-over-year from 675 to 765 closed transactions. Following seasonal trends, sales increased 13.3% from March. InventoryApril listings (4,233) increased 21.4% from March and increased 13.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.5 months, up from 5.2 months in March and up 1.3% from April 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The Baldwin County median sales price in April was $357,250, a decrease of 2.1% from one year ago and a decrease of 0.4% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in April averaged 84 days on the market (DOM), 6 days faster than April 2025. 

Forecast: April sales were 137 units, or 21.8%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 628 sales for the month, while actual sales were 765 units.  

New Construction: The 119 new homes sold represents 15.6% of all residential sales in April. Total sales decreased 20.7% year-over-year. The median sales price for new home sales was $356,650, an increase of 7.1% from one year ago and an increase of 3.1% from March.
