Inventory: April listings (1,353) decreased by 2.8% from March and increased 1.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.6 months, up from 3.5 in March, and remained the same from 3.6 months in April 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in April was $249,900, an increase of 0.2% from one year ago and an increase of 2.0% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 59 days on the market (DOM), 4 days faster than April 2025.
Forecast: April sales were 30 units, or 7.5%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 401 sales for the month, while actual sales were 371 units.
New Construction: The 46 new homes sold represent 12.4% of all residential sales in the area in April. Total sales increased by 35.3% year-over-year. The median sales price in April was $315,900, an increase of 4.8% from one year ago and an increase of 3.1% from March.
