Cullman residential sales up 11.4% year-over-year in April

According to the Cullman Association of Realtors, April residential sales increased 11.4% from one year ago. Sales increased by 23.9% from April. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Total homes listed for sale in April decreased 49.8% year-over-year from 420 to 211 listings and decreased 55.0% from March. Months of supply (inventory to sales ratio) decreased from 6.6 months in March to 2.4 months in April. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in April was $218,800, decreasing 8.8% from one year ago and decreasing 14.2% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in April averaged 71 days on the market (DOM), 8 days slower than April 2025. 

Forecast: April sales were 9 units, or 11.68%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 79 sales for the month, while actual sales were 88 units. ACRE projected 268 sales year-to-date, while actual sales were 257, a difference of 4.11%.
