According to the Greater Alabama MLS, April home sales in the Birmingham area increased 8.8% year-over-year from 1,232 to 1,341 closed transactions. Inventory: April listings (3,957) decreased 0.2% from March and increased 9.5% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.0 months, down from 3.2 months in March, and up from 2.9 months in April 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in April was $335,000, increasing by 3.3 from March and an increase of 4.1% from one year ago. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 46 days on the market, 4 days faster than April 2025.
Forecast: April sales were 11 units, or 0.9%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 1329 sales for the month, while actual sales were 1341 units. ACRE forecasts a total of 4,353 home sales in the area year-to-date, while there were 4,347 actual sales through April, a difference of 0.1%.
New Construction: The 137 new homes sold represents 10.2% of all residential sales in the Birmingham area in April. Total sales increased by 55.7 year-over-year. The median sales price in April was $360,890, an increase of 3.6% from March and a decrease of 5.5% from one year ago.
