Gadsden-area residential sales down year-over-year in April

According to the Northeast Alabama Association of Realtors, April residential sales in the Gadsden area decreased 24.7% year-over-year from 89 to 67 closed transactions. In line with seasonal trends, sales decreased 6.9% from March.  InventoryApril listings (288) increased 5.5% from March and increased 12.5% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.3 months, up from 3.8 months in March, and up from 2.9 in April 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.  

 Pricing: The area’s median sales price in April was $220,000, a 0.5% change from one year ago and a decrease of 0.0% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

 Homes sold in April averaged 66 days on the market, 16 days slower than April 2025.  

 Forecast: April sales were 8 units, or 6.1%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 75 sales for the month, while actual sales were 67 units.
