According to the Lake Martin Area Association of Realtors, waterfront home sales during April increased 14.3% year-over-year at 24 closed transactions. Sales decreased by 4.0% from March.

Inventory: April listings (206) increased 7.9% from March and increased 4.0% from one year ago. At the current sales pace, all the active inventory on the market would sell in 8.6 months, increasing from 7.6 months in March, and down from 9.4 months in April 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The median sales price in April was $1,477,500, an increase of 8.9% from one year ago and an increase of 2.0% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Lake Martin homes sold in April averaged 94 days on the market (DOM), 2 days faster than April 2025.
Forecast: April sales were 4 units, or 21.0% above Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 20 sales for the month, while actual sales were 24 units. ACRE forecasted a total of 79 sales in the area year-to-date, while actual sales were 73 units, a difference of 7.28%.
