Lee County home sales up 2.1% year-over-year in April

 

According to the Lee County Association of Realtors, April residential sales in the Auburn-Opelika area increased 2.1% year-over-year from 192 to 196 closed transactions. Sales increased by 3.7% from March. Two more resources to review: Quarterly Report and Annual Report.

 Inventory: April Listings (818) increased 2.3% from March and increased 13.5% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.2 months, down from 0.0 months in March, and up from 3.8 months in April 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

 Pricing: The area’s median sales price in April was $377,750, an increase of 3.5% from one year ago and a 0.5% increase from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

 Homes sold in April averaged 59 days on the market (DOM), 10 days faster than April 2025.  

 Forecast: April sales were 13 units, or 6.1% below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 209 sales for the month, while actual sales were 196 units. ACRE projected 786 sales year-to-date, while actual sales were 662, a difference of 15.8%. 

New Construction: The 66 new homes sold represent 23.7% of all residential sales in the area in April. Total sales increased 4.8% year-over-year and had a 50.0% increase from March. The median sales price in April was $439,200, a 9.8% increase from March and an increase of 18.5% from one year ago.
