According to the Marshall County Board of Realtors, April residential sales decreased by 10.8% year-over-year (Y/Y) with 91 closed transactions. Sales increased by 16.7% from March. Sales are down 11.3% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: April listings (522) increased 7.4% from March and increased 22.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.7 months, down from 6.2 months in March, and up from 4.2 months in April 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in April was $284,000, an increase of 13.6 from one year ago and an increase of 8.8% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 75 days on the market (DOM), 6 days faster than in April 2025.
Forecast: April sales were 6 units, or 5.7%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 97 sales for the month, while actual sales were 91 units. ACRE forecasted a total of 329 home sales year-to-date, while there were 274 actual sales through April, a difference of 16.8%
New Construction: The 10 new homes sold represented 11.0% of all residential sales in the area in April. Total sales decreased 33.3% year-over-year. The median sales price was $324,950, an increase of 3.2% from one year ago and an increase of 10.7% from March.
