According to the Morgan County Association of Realtors, April residential sales in the Decatur area (Morgan and Lawrence Counties) increased 4.8% year-over-year (Y/Y) from 126 to 132 closed transactions. Inventory: Total homes listed for sale in April decreased 9.6% year-over-year from 565 to 511 listings. Months of supply fell from 4.5 months in April 2025 to 3.9 months in April 2026, reflecting a market where sellers generally have elevated bargaining power. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply.
Pricing: The area’s median sales price in April was $258,001, an increase of 2.8% from one year ago and an increase of 1.5% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 61 days on the market (DOM), 4 days slower than April 2025.
Forecast: April sales were 13 units, or 8.7%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 145 sales for the month, while actual sales were 132 units.
New Construction: The 17 new homes sold represent 12.9% of all residential sales in the Decatur area in April. Total sales increased by 30.8% year-over-year. The median sales price in April was $256,803, a decrease of 3.3% from March and a decrease of 5.7% from one year ago.
