Shoals-area home sales down 10.5% year-over-year in April

According to the Shoals Area Association of Realtors, April residential sales decreased 10.5% year-over-year from 190 to 170 closed transactions. Sales decreased 7.1% from March. Sales are up 2.9% year-to-date. Two more resources to review: Quarterly Report and Annual Report

 Inventory: April listings (786) increased by 0.6% from March and increased 23.4% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.6 months, up from 4.3 months in March and up from 3.4 months in April 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

 Pricing: The area’s median sales price in April was $262,500, an increase of 19.2% from one year ago and an increase of 4.0% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

 Homes sold in April averaged 60 days on the market (DOM), 7 days slower than April 2025.  

 Forecast: April sales were 19 units, or 10.3%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 189 sales for the month, while actual sales were 170 units. ACRE forecasted a total of 651 home sales year-to-date, while there were 610 actual sales through April, a difference of 6.3%.
