Inventory: April listings (22,250) increased 3.3% from March and increased 9.1% from one year ago. Based on the current rate of sales, all active inventory on the market would sell in 4.0 months, down from 4.1 in March and up from 3.8 months in April 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The statewide median sales price in April was $269,355, a decrease of 1.6% from March and a 1.9% increase from one year ago. The differing sample size (number of residential sales in comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 73 days on the market, 2 days faster than one year ago.
Forecast: April sales were 116 units, or 2.1%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecast 5,450 sales for the month while actual sales were 5,566 units. ACRE projected a total of 18,600 home sales year-to-date, while there were 18,587 actual sales through April, a difference of 0.1%.
New Construction: The 842 new homes sold represented 15.1% of all residential sales in the state during April. Sales decreased 12.1% from March and increased 3.6% from April 2025. The median sales price was $325,469, an increase of 1.9% from March and 3.2% from one year ago.
